Designed Before It Was Sold
Menara Laras began with a simple premise: vertical living should be planned like a home, not mass-produced like an investment unit.
Three Engineers, One Frustration With Generic Apartments
2016. The three founders of Menara Laras — two with architecture backgrounds, one a structural engineer — compared what it was like to live in their own rented apartments. They reached the same conclusion: floor plans that are efficient on paper but miserable to actually live in. Outlets in the wrong places, poor acoustics between units, and shared spaces that felt like an afterthought rather than part of the plan.
Menara Laras was built to reverse that order: the living experience is defined first, and the floor plan adapts to it.
Four Stages Before Construction Begins
Living Pattern Research
A survey of 120 target residents in the Dago area about daily habits, peak hours, and complaints about their previous homes.
Full-Scale Mock-up
Every unit type was built as a physical test space before the floor plan was locked in — including acoustic tests and furniture simulations.
Amenity Placement
Amenities are placed along residents' daily circulation routes, not as leftover space on the podium.
Handover Inspection
A 64-point checklist per unit is run twice before the keys are handed to the owner.
